The main purpose of this research is to demonstrate the influence of applying the 3D-4D BIM methodology and the Last Planner System during the planning of a construction project, identifying interferences, variations in time and cost, for this purpose the case of study the project “Improvement and Expansion of the Andahuaylillas Food Market - Quispicanchi - Cusco”. First, 3D modeling was carried out using Revit software of the specialties of structures and healthcare facilities. The 3D models obtained were federated in the Navisworks software for 3D coordination between the two specialties, in which 142 interferences were identified, thus anticipating the professionals in charge before execution. Next, the measurements of the 3D BIM model of all the items of the structures specialty were obtained in order to calculate the cost using the unit prices of the technical project file, the cost of the structures specialty of S/ 2,460,494.23 soles was obtained, with a variation of S/ 65,847.28 soles from the original cost of the technical file of S/ 2,526,341.51, obtaining an incidence of 2.6%. Subsequently, the Last Planner System methodology was applied, where the most optimal sectorization was determined to balance resources such as steel, formwork and concrete, establishing the train of activities balancing human resources. Thus, the execution time was optimized in a total of 15 days, which is 11.11% of the contractual duration. Finally, we carry out the construction simulation with the planning obtained by applying Last Planner System using 4D BIM and the visual management implemented with the PowerBI software that allows manipulating the database obtained from the 3D-4D BIM model, through graphics with information, which allows obtain metrics and durations of activities, sectors, calculation of materials, phases, etc.
