This thesis proposes to review the economic and architectural feasibility of a residential complex with open public space in the district of La Perla - Callao. To do this, we take as reference the construction of metro Line 2 and the expansion of the second terminal of the Jorge Chávez Airport, which have allowed us to observe an area of the city that was very neglected but has potential. In addition to these two major ongoing projects, while walking through the streets of the La Perla district in Callao, we were able to identify many urban problems related to public space, commerce, and housing in this district. Thus, the idea of proposing a real estate development with open public space and commerce arises from this survey. The location's potential for growth and our idea of addressing the problems specific to this area to create a better city, as well as a profitable project, offer us an opportunity to carry out a large-scale real estate development, considering different stages: at the urban scale intervening in several blocks, and at the neighborhood scale proposing 4 towers per block. The thesis will cover the neighborhood scale. We believe that real estate financial analyses should not be detached from their surroundings, as it is not only about creating a user-friendly city but can also financially enhance a real estate development. The project has 5597m2 of free area, which is 57% of the total land area. This free area is proposed as open public space activated with commerce, common areas, urban furniture, and green areas of the project located on the first level. Therefore, this open public space has value, not only for the attraction it can generate to its surroundings but also for the valorization of the businesses on the first level, which will have a large flow of customers, making it very attractive for sale and important for the economic success of the project.
