The main objective of this research is to determine how the application of the PMBOK guidelines, 6th. Edition of the (PMI) in scope, cost and time allow to improve the management of the construction of an industrial building at the level of structures, in the La Libertad region, year 2018. In a project that includes a reinforced concrete foundation that serves as base for the assembly of metallic structures that make up the walls and ceilings with thermal material covers. This work begins on February 26, 2018, with the delivery of land made by the owner with an initial term of 125 calendar days; in view of the fact that the project was in development and only had the foundation plans of the main warehouse that served to budget this portion of the project with which a construction contract was signed for the amount of S / 1 101 587.54 soles without VAT. At the beginning of the excavations for foundation, restrictions were detected, among which the main one was the high water table that varied the conditions of the contracted work, giving rise to an additional one that was for 50% of the amount of the work. With this initial scenario, the supervision of the work was contracted, which began work as of March 8, 2019 with a meeting of involved parties, in which important agreements were taken to resolve the restrictions and prepare for the rest of the work considering that the execution will be according to the deliverables of the project. Then, once the restrictions were lifted and with a reduced additional budget, the foundation works were restarted and the quotations for other works packages that comprise the general project began to be scheduled, which were scheduled to be executed as the plans of the general project were finished until the end. the stage of structures that lasted 238 days, a period that begins on Monday, February 26 and ends on October 21 of that same year and with a budget that amounted to S / 4 612 971.85 soles without VAT. The project showed in its final stage a performance index of 90%, which indicates a delay in the schedule and a 95% performance index with respect to costs; and the influencing factors are presented through an Ishikawa diagram as the minimum follow-up of the schedule, estimation errors, inconsistent design in execution, mainly.
