The thesis the inefficiency in minimizing time and costs during the design stage in educational projects. The main objective is to develop a guide that employs NEC-4 Type C contracts to improve efficiency in school projects. To solve the problem, a comprehensive analysis of the current situation was conducted using surveys and expert interviews, complemented by Pareto diagrams to identify the most significant causes of delays and cost overruns. NEC-4 contracts were described and applied in pilot projects, and the proposal was validated through expert judgment, using structured surveys to evaluate both the problem and the effectiveness of the proposal. Additionally, the results of the proposed system were compared with a traditional system through key indicators. The favorable results obtained indicate a cost reduction of over 2% and a decrease in design times by more than 22% compared to traditional methods. The satisfaction of the design team, evaluated using a Likert scale, averaged ≥ 4, reflecting 80% satisfaction, and the final design quality also received a rating of ≥ 4, indicating 80% perceived efficiency. These results validate the effectiveness of the proposal and confirm that the implementation of NEC-4 Type C contracts is a viable strategy to optimize the design stage of educational projects in San Juan de Lurigancho
