Construction consumes approximately 40% of natural resources, more than 30% of energy and produces more than 30% of greenhouse gas emissions. Given this, the need arises to change the way we build to reduce environmental impact. At the Latin American level, Peru is in sixth place in terms of the number of sustainable buildings, which is worrying due to the small number of this type of construction. Therefore, this research is carried out, with the purpose of highlighting the differences in terms of costs and benefits of the Junín Residential Building in Miraflores, Lima in its conventional version vs its sustainable version. Under considerations of the LEED v4.1 manual. The sustainable version obtained the LEED Certified level with 45 points, which generates an economic increase in the design and execution stages of S/ 226,095.93. Furthermore, it is determined that the project is profitable by obtaining a positive NPV. Likewise, in the operation and maintenance stage, a total annual savings of S/ 32,982.10 in water and energy resources is calculated, which represents a benefit for the client in the future and a commercial strategy for the real estate company.
