The present study shows that is feasible to draw up a business plan for sustainable housing of multi-family building of 5 levels, which in this case is located in La Merced of Challapampa urbanization, Cerro Colorado district of Arequipa, with the objective of generating competitive advantages that make sustainable a business model oriented to satisfy the demand of the contemporary urban consumer. Primary sources have been used for market research through instruments such as surveys and have been supplemented by market research by CAPECO, all of which has determined that the consumer is located in the socio-economic segments A, B, and C of the districts of Yanahuara, Cayma, and Cerro Colorado. In this case, the product concept is a multi-family building with sustainable features within a land area of 330 m2 on five floors. In addition, it has been considered as part of the costs, solar thermal baths, taps, and toilets of low consumption and domotics. Financial economic analysis has also been carried out, using evaluation indicators such as NPV and ROI, in which WACC and COK have been considered calculated and estimated for the construction industry. The necessary legal aspects of such a building in Arequipa have also been taken into account. Similarly, tools such as the SWOT analysis of the real estate sector, the project strategy, the segmentation analysis in the market study and the Benchmarking of the competition were applied. In this regard, the FODA of the real estate project was very useful because it served to determine whether it was viable for segments A, B, and C of the department of Arequipa. In a similar way, the aim was to meet the expectations demanded by the market and the target customer of the above-mentioned segments (A, B and C), through a new building with domotic technology and sustainable features. To this end, the viability of the real estate project was evaluated, the standards of customer satisfaction in the project, through the innovative buildings and services to offer, as well as the competitive position of the market and the participation of each of them in the sector. Subsequently, the value and differentiation proposals of the project were analyzed, with the aim of enhancing its marketing and the evaluation of the project investment costs, to determine whether the target segment covered the estimated amount. Thus, this business plan seeks to satisfy the need for a 5 level multi-family building, with the essential characteristic of reducing the use of resources in a sustainable way. With the research of existing market studies of CAPECO and with the primary market information obtained through the collection of information (with instruments such as surveys), it has been clearly identified that there is a market for conventional and specifically sustainable housing in the city of Arequipa, in the districts of Yanahuara, Cayma, and Cerro Colorado for a 5-level multi-family building. The product for the sustainable housing market in Arequipa will be located in La Merced of Challapampa urbanization, Cerro Colorado Arequipa, with a land area of 330 m2 and a roofed building area of 1357. 59 m2. The building consists of a basement, a roof, and five floors, among which are distributed ten apartments and ten garages, all of them connected by a core of stairs and an elevator. After having analyzed the costs of EDGE certification, solar thermal springs, taps and low consumption toilets and home automation, it has been determined that all of them are of great relevance to the final project cost. Through the financial and economic analysis of the project and the economic cash flow, the net present value is S/ 110,375.61, which generates a positive value that indicates that business is profitable and our ROI Return on Investment is 57. 50 %. If the two analyzes of a conventional and sustainable home are compared, the profitability is higher in conventional housing due to lower costs. Finally, as part of the business plan, the project of a sustainable construction considers the legal aspects of the constitution and formalization of the project, the tax, and labor aspects, as well as the construction phases, promotion, sales, delivery, and the project closure.
