Abstract: El desarrollo urbano en Lima a lo largo de los años ha ocasionado diferentes cambios en las dinámicas urbanas de muchos sectores de la ciudad, cambiándose así los usos de suelos, las necesidades de las personas y sus dinámicas sociales. En este proceso de expansión urbana y cambios, la propuesta inmobiliaria actual frente a la problemática del déficit habitacional, en muchas zonas de Lima priorizan las ganancias económicas sobre la necesidad de vivienda de calidad y espacios confortables para vivir.
La tesis está conformada por el proyecto arquitectónico “Conjunto Residencial de Alta Densidad en Ate”, el cual forma parte de la propuesta de habilitación urbana en el sector elegido, desarrollada en el Taller de Diseño 10, cursado en la Facultad de Arquitectura Urbanismo y Artes de la UNI. Se emplaza entre la Av. Nicolas Ayllón y la Av. Frutales ubicándose en una esquina estratégica, que delimita el distrito de Ate con Santa Anita, una zona que actualmente está en proceso de revalorización debido a sus nuevas conexiones viales y las nuevas dinámicas que surgen a partir de ello.
Este proyecto nace con el propósito de generar comunidad en el edifico, relacionándolo así con su entorno inmediato y generando vida urbana alrededor de él.
El proyecto se plantea como un punto estratégico para este sector de la ciudad, ya que las condiciones que reúne potencian la imagen urbana de esta zona. A partir de la propuesta de habilitación se proponen nuevas calles y espacios públicos que producen una integración con sus alrededores, los cuales se encuentran desvinculados entre si actualmente, dando paso a futuras intervenciones en esta zona que terminen por generar una nueva imagen urbana del lugar.
Urban development in Lima over the years has caused different changes in the urban dynamics of many sectors of the city, changing land use, people's needs and their social dynamics. In theis process of urban expansion and changes, the current real estate supply, in a context of housing deficit in many areas of Lima, prioritizes economic profit over the need of quality housing and comfortable living spaces. This tesis is composed the architectural project "High Density Residential Complex in Ate", which is part of the proposal for urban development in the chosen sector, developed in the Design Workshop 10, taken at the Faculty of Architecture, Urbanism and Arts of the UNI. The residence complex is located between Nicolas Ayllon Avenue and Frutales Avenue, in a strategic corner that delimits the district of Ate with Santa Anita, an area that is currently being revalued due to its new road connections and new dynamics that arise from it. This project is born with the purpose of generating community in the building, thus relating it to its immediate surroundings and generating urban life around it. The project is proposed as a strategic point for this sector of the city, since the conditions it brings together enhance the urban image of this area. The proposed urban development promotes new streets and public spaces that produce an integration with its surroundings,
