The main objective of this thesis is to identify the factors that influence the sustained growth of the commercial center Real Plaza Cusco, in the opportunity to convert its comparative advantages with other shopping centers in the unique knowledge of the offerer and of more factors, in a Competitive advantage that serves as an opportunity to provide the best service and meet the needs of the Cuzco consumer. The city of Cusco is a very attractive market for the retail business, since the only mall operating is the Real Plaza Cusco, which started operating in 2003, bringing with it a more innovative proposal to be able to buy everything in one place, giving it In addition to the consumer Cusco the opportunity to accede to a new proposal of commercial centers in cusco. The research questions that arise to identify the factors that influence its sustained growth, refer to the analysis of the penetration of shopping centers in the city of Cusco, and subsequent study of its competitiveness of the Real Plaza Cusco and the comparative matrix with others Cities, in order to identify the factors that influence the sustained growth of Real Plaza Cusco. From the perception of store managers, retailers and consumers, the conditions to be considered for collecting research data will be defined. This thesis has been developed according to the guidelines of the exploratory research, and therefore, it is of quantitative and qualitative type. The main source of primary information is the interviews with experts in the topic of retail in Peru, store managers, retailers, consumers and the knowledge acquired by observation, mainly the consumer behavior of Cusco. The proposal to identify the factors that most affect the sustained growth of Real Plaza Cusco recognizes that the Association of Shopping Centers of Peru, is the most suited to the reality of the retail sector in our country and the consumer. The premise is that this Cuzco consumer is an integral part of the mall's sustained growth. However, three factors are identified: operational factors (location, centralized administration and correct estimate of demand), marketing (tenant mix, Size and dimensions of CC, design and infrastructure) and external factors (investment, additional factors, consumer credit and stability and economic growth). These summarize the various factors identified during the investigation. The processing of the data obtained from the surveys and the economic evaluation of the monthly sales of the shopping center, highlight the economic assumptions used as a theoretical basis in the present thesis. Finally, in the present thesis it is observed that the marketing factors (tenant mix, variety of brands, size and dimensions of the CC, design and infrastructure) are the most important considering the average. Are no longer important, since the sustained growth of the commercial center considered as sales in constant growth, are the reflection of a set of factors that contribute to that growth is maintained constant.
