Nowadays, there is a contrast of uses in the Zarate Industrial urbanization, between the Industrial and Residential uses, since there is no dialogue between them, and this as a result of the overpopulation and densification of the district. Which led to this area, which was previously settled by heavy industry, will go from being a peripheral area of the city to a central area of the San Juan de Lurigancho district. However, in the surroundings of this area, conglomerates of Mypes and small producers of the wood and furniture industry were formed, which, due to the lack of specialized equipment and good practices in the different wood processes, limits them to obtaining final products. of high quality and to be competitive in the global market. It is worth mentioning that the industry sector generates large income for the country and therefore local production linked to exports has a high degree of incidence in the national PBI. In this sense, an infrastructure is proposed that provides training and facilities to Mypes and small producers in the field of wood and furniture, being at the same time a technological partner for them. Likewise, it is proposed to provide recreational spaces and complementary uses that will not only benefit the users of the building, but also the community.
