Resumen: Producto de la creciente demanda por un espacio donde vivir en Lima, se ha generado principal interés de inversión en la producción de unidades inmobiliarias, cada vez viéndose mayor competitividad entre empresas del sector construcción por generar mayor rentabilidad en sus ingresos.
La presente tesis “Propuesta de manual de tolerancias para acabados húmedos y acabados secos”, busca obtener un documento técnico de consulta y precisión que se vaya generando para estandarizar a un nivel de tolerancia cada más cercano a lo óptimo, mediante un conjunto de partidas que van desde la obra civil, acabados húmedos y secos, durante el proceso de ejecución y entrega de un proyecto inmobiliario.
Tiene como objetivos, la definición de tolerancias para agilizar el proceso de entrega de departamentos, además, obtener un banco de lecciones aprendidas que pueda aplicar la mejora continua en cada proyecto inmobiliario, normalizar un documento de apoyo que ha generado optimizar los ingresos residuales del sector privado en otros países a nivel internacional.
En primer lugar, se definen las partidas con mayor nivel de influencia en la expectativa del cliente a la hora de recibir la unidad inmobiliaria. Se ha empleado una base de datos que contiene las observaciones que los usuarios solicitan sean levantadas antes de firmar el acta de entrega de sus propiedades. Dicha base de datos contiene la información de tres compañías con alta demanda en el mercado inmobiliario limeño.
Con la finalidad de obtener los resultados presentados en este trabajo de investigación, se ha realizado la toma de información en diversas obras de edificación, en algunos casos proyectos aún en etapa de construcción, en algunos otros con proyectos durante la etapa de entrega, estandarizando el método de medición en cada una de las partidas propuestas se busca optimizar los tiempos de entrega, mientras se incrementa el nivel de satisfacción cliente final y a su vez la imagen del inversor y la rentabilidad del proyecto en general.
Se cuenta con 3 tipos de partes involucradas, para la creación de la presente tesis:
o Operador: Responsable operativo del estudio, encargado de realizar la toma de datos de los proyectos involucrados con los cuales se permitió trabajar. Dicho personal ha sido debidamente instruido previo a la toma de datos.
o Gestor: Responsable en planificar, coordinar y supervisar el alcance de los operadores, además de gestionar con la parte colaboradora hasta la obtención del trabajo de tesis.
o Colaborador: Empresas que otorgan los permisos necesarios para realizar las mediciones en los proyectos involucrados y alcanzar el recopilatorio de datos utilizados en el presente trabajo de investigación.
Una vez obtenida la data de las compañías involucradas, se realiza el estudio, obteniendo parámetros que se consideran tolerancias en bruto. Luego se analiza que esto no contradiga ninguna norma o reglamento vigente en el Perú. Al realizar esta conciliación se obtiene el manual de tolerancias propuesto.
Al finalizar el estudio se ha logrado obtener el balance costo / beneficio al momento de aplicar este manual en el medio local, concluyendo si se trata de un gasto o una inversión.

Its objectives are to define tolerances to speed up the apartment delivery process, in addition, to obtain a bank of lessons learned that can apply continuous improvement in each real estate project, standardize a support document that has generated optimization of the residual income of the sector privately in other countries at the international level. Firstly, the items with the highest level of influence on the client's expectations at the time of receiving the real estate unit are defined. A database has been used that contains the observations that the users request to be raised before signing the certificate of delivery of their properties. Said database contains the information of three companies with high demand in the Lima real estate market. In order to obtain the results presented in this research work, information has been collected in various building works, in some cases projects still in the construction stage, in some others with projects during the delivery stage, standardizing the The measurement method in each of the proposed items seeks to optimize delivery times, while increasing the level of final customer satisfaction and, in turn, the image of the investor and the profitability of the project in general. There are 3 types of parties involved, for the creation of this thesis: o Operator: Operational manager of the study, in charge of collecting data from the projects involved with which work was allowed. These personnel have been duly instructed prior to data collection. o Manager: Responsible for planning, coordinating and supervising the scope of the operators, in addition to managing with the collaborating party until obtaining the thesis work. o Collaborator: Companies that grant the necessary permits to carry out the measurements in the projects involved and achieve the compilation of data used in this research work. Once the data from the companies involved is obtained, the study is carried out, obtaining parameters that are considered rough tolerances. Then it is analyzed that this does not contradict any rule or regulation in force in Peru. When carrying out this reconciliation, the proposed tolerance manual is obtained. At the end of the study, it has been possible to obtain the cost / benefit balance at the time of applying this manual in the local environment, concluding whether it is an expense or an investment.
