Currently a typical structural evaluation is mainly framed in the analysis of structural resistance for load combinations according to existing regulations, the evaluation of the capacity of the structure against seismic events and the description of failures or pathologies found in the building. However, it does not take into account existing risks, vulnerability, structural deterioration, the life of the structure or the remaining life time and how durability influences the life time or the resistance of the structure. This thesis seeks to establish the basic concepts and a process to follow for the structural evaluation of existing buildings, based on the criteria of structural safety and durability. To achieve this, the theoretical foundation regarding structural safety, durability, risk and vulnerability assessment and the ways of evaluation of safety and durability are presented. Then, the methodologies used in different countries to carry out structural evaluations are shown. Finally, based on the research carried out, a process is defined to carry out a structural evaluation of existing buildings considering concepts of structural safety and durability. The presented structural evaluation process takes broader criterio than those commonly used, this is reflected in the definition of the causes or reasons why the evaluation can be promoted and in the differentiation according to levels of complexity of the evaluation objectives, to which correspond to methods and procedures of each level.
