Due to the economic growth of Peru in recent years, in various cities there has been an accelerated growth in the construction and installation of Shopping Centers. In the district of Independencia in 1998, the first Supermarket in Lima was installed, outside the traditional districts related to this type of business. In 2002, the Mega Plaza Shopping Center was installed, which supported the commercial offer in this part of the City, a process that was consolidated with the installation of the Plaza Norte Shopping Center in 2009. The location of the Independencia district as an entry point to the districts of the so-called North Lima (Comas, Carabayllo, Puente Piedra, San Martin de Porres, Santa Rosa, Independencia and Los Olivos), have made this a very attractive place for investments in this area. This paper analyzes the positive and negative impacts that shopping centers have had in the district of Independencia, carrying out an Environmental Assessment with an impact on the Socio-Economic aspect. For the analysis of the construction and operation stages, the Leopold Impacts matrix was used, which allowed the positive and negative impacts to be analyzed, taking into account their magnitude. Likewise, environmental pollutants such as PMx, CO, NO2, SO2 and CO, the effect on the sound level in the area of influence and the generation of solid waste were analyzed. As we can verify the maximum limits in PMx particles, Nitrogen Dioxide, Sulfur Dioxide and carbon monoxide, they do not exceed the established ECAS for the North Lima area. Noise pollution exceeds the established limits. The generation of solid waste in the district of Independencia has had a constant growth, currently reaching a ratio of 0.90 kg/hab/day. As a result of the analysis, we were able to show that the majority of negative impacts occur in the construction stage, requiring a mitigation program for these impacts. Likewise, we were able to show that in the operation stage there are the greatest positive impacts, which are lasting over time, such as the increase in revenue from taxes, the generation of formal jobs and business opportunities; Negative impacts, increased vehicular traffic and increased solid waste generation must also be mitigated.
