The proposal of this research is to inform about the way to model and evaluate the extension of term during the stages of work execution and/or expertise. For the analysis, the Gantt CPM programming is planned. The delay event has been modeled on this programming using the TIA method, which has been taxonomically studied by the Association for the Advancement of Cost Engineering. This method is based on the simulation of a Gantt CPM programming scenario, which analyzes the item affected by the event not attributable to the contractor. The accumulated valued costs of all the items obtained from the periodic valuations have been incorporated. This evaluates the efficiency of the CMP Gantt Programming updated by delay event. This also takes into account the workflow for the modeling and evaluation of the project delay. Finally, the graphic representation of the Gantt bars is obtained showing the dynamism and the impact on the critical path of the project. All this is developed using the Microsoft Project software. To evaluate the proposed methodology, it has been applied in three emblematic school building projects and in an urban habilitation project. It has been found in these cases lack of modeling. These projects present reports of requests for extensions of exaggerated deadlines. When the timeline of the events has been analyzed, it was found that the deadlines are 15% of the time requested by the contractor. In order to assess the extension of the period generated in the work execution stage, it is suggested to rebuild the Gantt CPM programming. With this, the delay event and / or the use of the timeline representing the events that occurred during the development of the execution of said work are modeled and evaluated.
