The Operation and Maintenance stage is the longest and most expensive phase during the life cycle of a building; It represents 80% of the total costs in the life cycle. The information produced in the construction stage is lost in the Operation and Maintenance stage, such information is still paper-based documents (plans, manuals, protocols, etc.). The thesis presents the study of the application of BIM tools and technologies in the Operation and Maintenance management of the Aquatic Center of the Villa Deportiva Nacional (Videna). The development shows the theoretical framework of Maintenance management, BIM development levels, the concept of Facility Management and the standards of information exchange from construction to O&M. The case study is one of the main projects for the Lima 2019 Pan American and Parapan American Games that was executed under new approaches to collaboration and integration, promoting the use of the BIM methodology from the design and construction phase. As a result of this process, As-Built models were achieved that were efficiently updated using the 3D laser scanner and the integration of the point cloud with the modeling software. In the last chapter, it refers to the parameterization of the BIM model for the generation of the COBie file and its respective quality control to avoid errors in loading data to the BIM-FM platform. After that, we proceed to upload the information on the maintenance plans of the HVAC system and the pool system to the cloud-based YouBIM maintenance platform. As a result of the BIM 7D implementation on-site, traditional workflows are extracted in maintenance activities and new flows are made based on BIM tools, such as the generation of Work Orders through YouBIM. In the same way, the visual support of the information models in the set of trainings that was made to the maintenance staff of the Peruvian Sports Institute was proposed, to improve the understanding of the new infrastructures and promote active participation in the sessions. In the process of implementation on site, information about the incidents or failures of the equipment was collected, analyzing that with the use of BIM tools, the execution times of Work Orders could be reduced and work efficiency increased by better access to the information of the equipment and / or systems. Finally, a survey of a group of maintenance professionals in the Post-Degree of the National Engineering University was prepared, where 64% use some GMAOT for maintenance, however, 86% do not know the BIM methodology.
