Abstract: Tennis Park Plaza constituye un proyecto multifuncional que surge en la búsqueda de un elemento integrador para la zona límite entre Jesús María y la urbanización Santa Beatriz en Cercado de Lima, que permita una adecuada relación tanto funcional como formal con el Campo de Marte.
Con este proyecto se pretende satisfacer diferentes necesidades de la población tales como recreación, servicios, comercio, entre otras, complementarias a las necesidades básicas de residencia y educación.
Este proyecto tiene por objetivo, generar una relación adecuada con el contexto urbano, al integrar físicamente una zona con la otra; con el contexto social, al promover la utilización colectiva del espacio público del proyecto y entorno, generando la interacción y cohesión social; y con el contexto económico, al concentrar las empresas financieras representativas de la ciudad y potencializar la zona con todos los servicios complementarios, contribuyendo al desarrollo económico del distrito y la ciudad. Asimismo, este proyecto tendrá una contribución ambiental, dado que incorpora el respeto al medio ambiente y la sostenibilidad como una de las bases fundamentales'de su diseño; mediante el aprovechamiento de los jardines para amortiguar la transmitancia térmica en los techos así como el empleo exhaustivo de la iluminación y ventilación natural de los ambientes, que minimizarán el impacto ambiental y reducirán el consumo de energía, dando como resultado un edificio en armonía con su entorno, con bajos costos operacionales.
El proyecto nació de la necesidad de contar con espacios que contribuyan a solucionar aquellas fracturas urbanas mencionadas anteriormente, como la existente en el límite entre la urbanización Santa Beatriz y el distrito de Jesús María, cuya barrera está conformada por una manzana de más de 800m de longitud, imposibilitando una adecuada relación entre los diferentes espacios y áreas verdes que se encuentran en la zona, tales como Campo de Marte, Parque Cervantes, Parque Washington y Parque de La Reserva.
El objetivo del proyecto es, entonces, generar la articulación de estos espacios, de tal manera que se permita un recorrido o se cree un circuito que ofrezca diversas opciones al peatón, no sólo a nivel de usos de suelo, sino también mediante actividades en un espacio que es público, es decir, gratuito y susceptible de ser aprovechado y apropiado por cualquier ciudadano o visitante.
El tema de la versatilidad viene por añadidura, debido a que esta propuesta busca atender las necesidades de esparcimiento, recreación y servicios de la población insatisfecha existente. El proyecto cuenta con una ubicación estratégica, por lo que presenta gran potencial para generar muchos otros usos complementarios (oficinas, hotel, club y centro comercial}, de tal manera que se convierta en un foco atractivo y promotor de la regeneración urbana de la zona en la que se encuentra.
Tennis Park Plaza is a multifunctional project that emerges in the pursuit of an integrating element for the boundary zone between Jesus Maria and Santa Beatriz (Cercado de Lima) which allows an adequate functional and formal relation with the Campo de Marte. This project intends to satisfy different needs for the population such as recreation, services, trading, and others which are complementary to the basics needs of residence and education. The objective of this project is to generate an adequate relation with the urban context, by physically integrating one area with the other; with the social context, by promoting the collective use of the public space of the project and environment, generating interaction and social cohesion and with the economic context, by concentrating the representative financia! companies of the city and strengthening the area with all complementary services, contributing to the economic development of the district and the city. Also, this project will have an environmental contribution, since it incorporates respect for the environment and sustainability as one of the fundamental bases of its design; through the use of the gardens to cushion the thermal transmittance in the ceilings as well as the exhaustive use of the lighting and natural ventilation of the environments, which minimize the environmental impact and reduce energy consumption, resulting in a building in harmony with its surroundings, with low operational costs. The project was born of the need to have the spaces that contribute to salve the urban fractions mentioned above, as the ones that exists in the border between the Santa Beatriz urbanization and the district of Jesus Maria, whose barrier is made by a block with more than 800m of length, making impossible a good relation between the different spaces and green areas from the zone, such as Campo de Marte, Cervantes Park, Washington Park and La Reserva Park. The aim of the project is, to generate the articulation of these spaces, in a way that allows a route or a circuit that offers different options for the pedestrian, not only at the level of the use of land, but also through activities in a space that is public, which means it is a free space that is susceptible to be used and enjoyed by any citizen or visitar. Versatility is an extra benefit because this proposal seeks to satisfy the needs of leisure and recreation for the existing population.
