Nowadays, the planet presents problems such as environmental pollution, climate change and the depletion of natural resources. That is why the term “Sustainability” is created, which reflects the characteristic of satisfying the needs of today's society and not negatively compromising future generations. Because it has been shown that the construction sector is one of the main influencers in these problems, the definition of sustainability is applied in this and different entities are created around the world that certify the buildings that have that characteristic. However, the certifiers that exist are of foreign origin and none can accurately reflect the situation in Peru. The present investigation deals with the evaluation of the level of sustainability that real estate buildings have in the city of Lima, resulting in a proposal of sustainable certification methodology that is adapted to the reality of the country (problems, regulations, standards, etc.), which will be called “GREEN UNI”. Special emphasis will be given to the interior quality of the air inside the housing environments. Initially, an analysis is performed on the LEED and BREEAM foreign certifications to recognize their adaptability to the situation of housing buildings in Lima, especially in the socioeconomic sector “C”. Then, a diagnosis is made in the field of all the necessary characteristics to be evaluated, based on the previous analysis of the certifications and their main omissions, delimiting the scope according to accessibility to information. Followed, the information is collected in a total of 20 real estate buildings, around multiple districts in Lima, with an exploratory character for the study. For this purpose, measuring equipment, manual tools are used, visual inspections are carried out and information is requested directly from the dwelling. Later, as a result of the gathering of information, the indicators that will compose the “GREEN UNI” certification methodology are proposed, grouped into four categories of interest. In each of them, the reason for their choice is detailed after the diagnosis, the way of collecting the data, the way of obtaining scores after the results of the information obtained in the 20 buildings evaluated, and a comparison between the indicator proposed regarding international certifications (LEED and BREEAM). In addition, the different certification scales are detailed through the final score of the analyzed building. Next, the GREEN UNI certification is applied in the 20 buildings evaluated and the trend is recognized regarding the situation of the indicators, the scores obtained and the main shortcomings that are presented. Finally, the analysis of the indicator related to the interior quality of the air is deepened.
