The global smart building market was valued at $ 12,371 million in 2017 and is projected to reach $ 42,649 million by 2024. Currently, building control designs reduce human intervention through the use of pre-established time controls or other similar controls. On the other hand, energy saving is a current trend and as engineers we must provide the best solutions for the control of buildings. The aim of present work is the evaluation of various control strategies in a building and to predict its annual electricity consumption. Energy modeling has been used to calculate energy consumption through the Design Builder and Energy Plus programs. The evaluation includes: frequency drivers in the secondary pump of the chilled water demand circuit, in the fan motor of the cooling towers and in the outdoor air fans; optimization of the sequence of chiller operations with respect to instantaneous demand; and lighting controls for natural light and presence. Furthermore, the design of each control strategy and the sequence of operation of each of the field controllers and the main controller were performed. Also, the electricity savings were compared with the cost of implementing the control system and the time of return on investment was estimated. Finally, we will see that a control design in buildings provides an energy saving greater than 17% and it was demonstrated that the control design in the building provides adequate interior thermal comfort for the occupants of the building and a return on investment of 2 years.
