Resumen: A lo largo de la última década, el perfil de la ciudad de Lima ha sufrido un cambio drástico bajo la premisa del desarrollo económico. En esta coyuntura, el sector inmobiliario ha transformado completamente la ciudad teniendo como prioridad las ganancias sobre el factor humano detrás de la vivienda colectiva y su repercusión en la ciudad. Tal y como la ciudad crece y se expande constantemente bajo un aparente orden con destellos de libre albedrío, la vivienda colectiva se emplaza mediante edificaciones aisladas, sin relación alguna con la ciudad.
Barrios como Santa Cruz en San Isidro, el “Barrio Médico“ en Surquillo, y Santa Beatriz en el Cercado de Lima, son escenarios cotidianos del cambio que han sufrido estas comunidades gracias a edificios multifamiliares cuyas características arquitectónicas no consideran al usuario como pieza clave de un entorno social. Lo que en un tiempo fue un barrio que propiciaba la interacción social gracias a su escala y diseño, pasa a convertirse en calles solitarias que funcionan de estacionamientos vehiculares, rodeadas edificios “amurallados“, carentes de actividad.
Esta tesis aborda la elaboración de un proyecto que sea viable económicamente y al mismo tiempo solucione las necesidades de los usuarios que podrían habitarlo, sin dejar de lado el entorno e identidad en la que se encuentran. Siendo la urbanización Santa Beatriz el entorno inmediato del proyecto, el análisis histórico y social son premisas importantes para lograr llevar a cabo el objetivo principal del proyecto: formar comunidad.
Over the past decade, Lima's skyline went through radical changes supported by the basis of economic development. Under this circumstance, the city has been entirely modified by the housing market, where the priority seems to be financial return rather than the human factor that concerns collective housing as its importance in the city. As the city grows and expands under plain order with free-will flashes, collective housing is set in Lima with isolated buildings that have no relationship with the city. Neighbourhoods such as Santa Cruz in San Isidro, the “Barrio Médico“ in Surquillo and Santa Beatriz in Cercado de Lima are day-to-day scenarios of the switch these communities have been through due to multi-unit buildings whose architectural features do not consider the user as the main key in a social environment. What was once a friendly neighbourhood that encouraged social interaction -owing to its scale and design- is now reduced to isolated alleys used as parking lots, surrounded by “walled“ buildings, lacking in activities. This thesis addresses the development of a draft that is financially feasible and, at the same time, that solves the possible user's requirements without leaving behind the background identity of its urroundings. As Santa Beatriz is the urbanization where the draft is located, a historical and social analysis are major premises in order to achieve the main goal of the project: raising community.
