Abstract: En la actualidad, ante la mayor competitividad en los proyectos de construcción, surgen las empresas constructoras que están orientadas a mejorar sus operaciones y a mitigar los problemas que generan la informalidad y la falta de seriedad en su desarrollo, como accidentes, falta de cumplimiento de estándares de calidad, no cumplir con el plazo, constantes re-trabajos, incremento de costos de actividades, entre otros. Debido a lo mencionado, se adoptan y desarrollan sistemas de gestión que permitirán a las empresas alcanzar los objetivos trazados con la mayor de las eficacias, garantizando la plena satisfacción de los clientes.
La presente tesis pretende mostrar el aporte de la aplicación de la gestión de la producción bajo el enfoque del Lean Construction en las construcciones de edificios multifamiliares en la ciudad de Lima, tomando como referencia al proyecto “Los Parques de Comas” construido por la empresa GyM SA, el cual es un condominio de edificios multifamiliares diseñados estructuralmente con un sistema de muros portantes de concreto armado de espesor delgado y losas macizas; este sistema actualmente está siendo empleado con mayor frecuencia para la construcción de viviendas de interés social, los cuales permiten emplear un sistema constructivo semi-industrializado basado en encofrados de aluminio, con una secuencia de vaciado de concreto de forma monolítica (muros y losas en simultaneo).
El desarrollo de la tesis empieza describiendo el sistema constructivo semi-industrializado empleado dentro del proyecto que será detallado, indicando las características y beneficios de su uso; asimismo, se pondrá en evidencia la secuencia de los procesos constructivos considerados con la finalidad de asegurar el costo y el plazo estimados.
Seguidamente se especificarán las estrategias utilizadas para obtener el éxito en este tipo de proyectos al empezar describiendo los conceptos, movimientos y herramientas de planificación y control; también se mostrarán los formatos desarrollados y empleados para obtener una obra funcional y estable.
En el proceso, se expondrán indicadores representativos que mostrarán la evolución positiva del proyecto a través del tiempo y como al emplear en las diversas actividades la filosofía del Lean Construction, como un eficaz complemento a las recomendaciones del PMI, es que lograremos obtener los resultados esperados.
Finalmente, se podrá entender la importancia de la gestión de la producción al enfocarse en la continua optimización de flujos y procesos, que permitirán una reducción de pérdidas y una mayor predicción de la variabilidad que puede afectar al proyecto.
Nowadays, with the increased competitiveness in construction projects arise construction companies that are geared to improve their operations and to mitigate the problems caused by informality and lack of seriousness in its development such as accidents, lack of compliance with quality standards, failure to meet the deadline, constant rework, increased costs of activities and others. Because of this, they are adopted and develop management systems that enable enterprises to achieve their goals with the greatest efficiencies, ensuring full customer satisfaction. This thesis aims to show the contribution about the implementation of the production management under the approach of Lean Construction in construction of multifamily buildings in the city of Lima, with reference to the project “Los Parques de Comas” built by the company GyM SA, which is a multifamily condominium buildings structurally designed with a system of load-bearing walls of reinforced concrete with thin thickness and solid slabs; this system in currently being used more frequently for the construction of social housing, which allows to use a semi-industrialized construction system based on aluminum forms, with a sequence of pouring concrete monolithically (walls and slabs in simultaneous). The development of the thesis begins by describing the semi-industrialized constructive system used in the project that will be detailed, indicating the features and benefits of its used; also it will demonstrate the sequence of the construction processes considered in order to ensure cost and estimated term. Then, the strategies used to achieve success in such projects shall be specified, to begin by describing the concepts, movements and planning and control tools; developed and used formats are also displayed, in order to get a functional and stable construction. In the process, representative indicators that show the positive development of construction over time will be exposed and how when we use in many activities the Lean Construction philosophy, as an effective complement to the recommendations of PMI, is that we will get the expected results. Finally, we can understand the importance of production management by focusing on the continuous optimizations of flows and processes, which will allow a reduction in losses and greater prediction of variability that can affect the project.
