This work deals with the analysis, design and cost estimation of multifamily dwellings of different heights (3, 5 or 7 floors) using confined masonry walls or concrete shear walls of limited ductility, comparing both systems in order to determine the most convenient. Three typical housing buildings, with 3, 5 and 7 floors, have been analyzed and designed according to the Peruvian technical standards E.020 “Cargas” (Loads), E.030 “Diseño Sismorresistente” (Earthquake Resistant Design), E.060 “Concreto Armado” (Reinforced Concrete) and E.070 “Albañilería” (Masonry). The analyses and designs were made with Etabs and Safe, and Excel spreadsheets were also used to ease the designs. Different solutions were considered in the design of the buildings, in order to compare the economic benefits of each alternative. As an example, for the foundations, the solution with strip footings was compared with that of a slab, while for the roof a ribbed one-way slab, commonly used in the confined masonry wall system, was compared with a two-way concrete slab, which is the most common solution in the system with concrete shear walls of limited ductility. The total costs estimated in each case included not only the structural items, but also its finishing, which is different in the two systems compared (“tarrajeo” for masonry walls and “solaqueo” for concrete walls of limited ductility). The reference unit prices were those of May 2017. The cost analysis shows some advantages of the system with concrete walls of limited ductility, as these have lower costs than the confined masonry models. However, this advantage is less important for buildings of small height; for the case of buildings with three floors the total costs of both systems are close.
