Centro comercial Breña-Cercado de Lima

Abstract

La siguiente tesis por desarrollar, tiene sus inicios en los talleres de Diseño 9 y 10 A. Donde se analizó el distrito de Breña y sus alrededores, materializándose en una propuesta urbana. Logrando así un distrito ordenado, saludable, con potencial turístico, residencial y comercial. En dicha intervención urbana se han propuesto tres edificaciones, las cuales consolidan el proyecto en su totalidad. Uno de ellos es el Centro comercial Breña- Lima, tema de la presente tesis, cuyo objetivo es yuxtaponer los beneficios sociales, urbanos y económicos. El proyecto se ubica en el límite del distrito de Breña y Cercado de Lima, dicha zona posee un fuerte carácter industrial. Por ello el proyecto tiene como finalidad ser un catalizador urbano, impulsando así el cambio de uso industrial al residencial. Transformando la zona en parcial abandono, a una zona con potencial para la inversión inmobiliaria, comercial y recreacional.

The following thesis to develop, has its beginnings in the workshops of design 9 and 10 A. Where the district of Breña and its surroundings were analyzed, materializing in an urban proposal. Thus achieving an orderly, healthy, district with touristic, residential and commercial potential. In this urban intervention have been proposed three buildings, which consolidated the project in its entirety. One of them is the shopping center of Breña - Lima, theme of this thesis, whose objective is to juxtapose the social, urban and economic benefits. The project is located in the limits of the District of Breña and Cercado of Lima, this area has a strong industrial character. This project aims to be a catalyst of urban, thus promoting the change from industrial to residential use. Transforming the area from partial abandonment, to an area with potential for investment real estate, commercial and recreational.
