This study seeks to verify the validity of the values that originally led to declare the Historic Center of Lima a Cultural Heritage of Humanity, by studying the parameters used for the nomination since 1991. The analysis is designed to know the reality of the impact of interventions implemented in the period, on the nucleus or Zone A of the Historic Center of Lima, to establish the degree of validity of its authenticity, quantifying and systematizing it through the subsistence arguments and urban, architectural, social, cultural and historical indicators that substantiate that declaration. For the analysis, and considering the high complexity of examining the integrity of the area declared, was collected physical and historical data of five hundred and fourteen buildings representing 27.60% of the properties of the Zone A. The sample was stratified into four groups and proportionately, corresponding to each group one of four micro-zones or sectors differentiated (A-I, A-II, A-III and A-IV) that currently exist. Also, was collected the data of eighteen urban environments in the surroundings of the properties analyzed. The total area analyzed reached 29.90% of the area declared a Cultural Heritage of Humanity. The final results include analysis of the current state of urban, architectural, social, cultural and historic values of the urban tissue and built or buildable areas which form the nucleus of the Historic Center of Lima, to warn if they still support the nomination of Cultural Heritage of Humanity. It also includes the quantification of the damage degree caused by the impact of interventions, the continuities and ruptures of urban development and the effectiveness of the existing legislation. The study object of the Historic Center scenario, supported on the analysis records and statistical tables that are included as annexes to the present investigation, shows that the current situation does not prove positive results in conservation of the study area following its declaration as a Cultural Heritage of Humanity.
