The present work entitled lack of regulation of the internal regulations and its modification regarding the percentage of participation has been dealt with in two chapters, the first one refers to a comparative analysis between the Board of owners and the association; as well as the legal nature of both organizations, internal regulations and statutes. The second chapter deals mainly with the analysis of the modification of the internal regulations of the owners' meeting and within this, the percentage of participation in common property of the owners in exclusive sections. The purpose of this research work is to analyze the effects of the lack of regulation regarding the Internal Regulations of the Board of Owners and their modification, this inasmuch as it has been considered that certain problems may arise as a result of the deficiencies present in the legislation of the matter, understand Law No. 27157 and its Regulations, Supreme Decree No. 035-2006-HOUSING, which ends up producing some type of damage to the owners' meeting. Based on this is that it seeks to propose some measures that in some way allow a more efficient regulation and therefore, a better application for the benefit of the owners who make up the owners' meeting, which precisely because they are not a legal person, require a special treatment by the legal system.
