Urban transformations throughout history have been decisive in understanding the configuration of the new image of the city and, likewise, the projection of its subsequent development and the impact it has had on its inhabitants. The processes of modernization and urbanization since the late twentieth century have modified our social dynamics in the territory through projects with new trends and changes in land use. In the Lima district of Miraflores characterized by the greatest tourist attraction of the capital and its particular proximity to the sea, is located the Malecon de la Reserva which has now become a new centrality of the capital, attracting more and more tourists, businesses, inhabitants, and a great predominance of real state, which has triggered a trend of an accelerated process of modernization that is reflected in the various infrastructures. This research seeks to analyze, explore and identify the architectural urban transformations of the recent past, in the 90’, to the present. For this reason, the iconic Malecon de la Reserva is taken as the area of study, and the comparison and historical evolution of the urban profile is approached through the 3 most remote landmark buildings: CC Larcomar, JW Hotel Marriott and Hotel Belmond Miraflores Park.
