The study aims to find a comparative factor for project management to improve the execution period using two park projects in the San Juan de Lurigancho district, 2019. Presently, it is difficult to meet the execution deadlines due to the innumerable contingencies and difficulties that arise in every construction process. Therefore, there is a need to propose various solutions to counteract the extension of the execution period. For this research, both works were carried out by the same construction company. The first project serves as a sample using conventional processes and strategies, to develop the second building project management has been implemented, which in turn has been subdivided into schedule management by using Critical Chain Project Management, CCPM (2007), with time buffers strategy and risk management where the Failure Mode and Effect potential Analysis has been used, FMEA (2008). After applying project management, 0.223 was found as a comparative factor corresponding to 22.33%. Consequently, the execution deadlines in the parks have been improved, this will benefit the construction companies to meet the established execution deadlines.
