The objective of this investigation was to analyze how the duplication of registration items affects real estate traffic in Peru. In that order, the application of data collection techniques and instruments was conducted to deepen the information from a qualitative approach through an interview guide and a survey questionnaire that allowed clarifying the object of study, starting from a basic purpose, a qualitative approach, a phenomenological non-experimental design and a descriptive level. Likewise, the results show that the duplication of registry items violates the principles of legal security, public registry faith and exclusive priority, generating economic and temporary damage to the users of Public Registries. Finally, it was concluded that real estate frauds are generated by the vulnerabilities presented by the registry system during real estate traffic as a result of the duplication of registry items.
