The main objective of the present investigation is to evaluate the structural performance and the impact of the structure by earthquake of a structured building based on Limited Ductility Walls (MDL), of the Ciudad Verde 4th stage residential condominium. To determine the level of performance, the Capacity Spectrum Method (MEC) was used, which superimposes the spectrum of capacity and seismic demand. The capacity spectrum is constructed from the capacity curve of the structure, from what was obtained from the non-linear pushover analysis. The performance point was obtained with the ETABS and ESTERA 3D program, with which the performance levels were evaluated according to the vision 2000 committee proposal, finding for a seismic design demand at a life safety performance level and for earthquakes with greater intensity VIII, as is the case of the Ancash 1970 and Callao 1966 earthquakes, the structure was at a pre-collapse performance level with severe damage to its elements. While buildings are generally designed for seismic resistance using elastic analysis, most will experience significant inelastic deformation under large earthquakes. To improve the level of pre-collapse performance, it was proposed to increase the confinement as edge elements at the ends of the walls and columns at the perimeters of the building, thus seeking the creep of the element, so that it tends to have greater displacement with earthquakes of great intensity.
