Resumen: El estudio descrito a continuación tiene la finalidad de determinar la viabilidad técnica, económica, financiera, de mercado y social de la implementación de una planta procesadora de planchas de granito. Mediante un estudio de mercado se determinó que el proyecto será dirigido principalmente a los sectores “A“ y “B“ de Lima Metropolitana. Asimismo, se realizó una proyección de la demanda para la duración del proyecto de 5 años, teniendo como demanda del último año un aproximado de 102 661 planchas de granito. Para determinar la localización de la planta se realizó un análisis de macro y micro localización mediante el método de ranking de factores, resultando como lugar más óptimo el distrito de Lurín (Lima), por su cercanía tanto a la materia prima como al mercado objetivo y un accesible costo de terreno. El tamaño de planta estará regido a la cantidad de máquinas con las que contará la empresa para poder cubrir la demanda del último año (mayor demanda), ya que el único factor limitante es el cuello de botella del proceso (el cortado de planchas). En la ingeniería del proyecto, se determinó la cantidad de máquinas para satisfacer la demanda, se realizó el programa de producción anual del proyecto y se estableció el número de trabajadores con los que contará el proyecto. Con estos factores se calculó un área total de planta de 1 298,24 m2. En cuanto a la evaluación financiera del proyecto, se determinó una inversión total de S/ 7 296 136,15, de los cuales el 40% será financiado por un banco y el 60% con capital propio. Se proyectaron los Estados de Resultados anuales y se concluye que el proyecto es rentable, pues se obtuvo valores positivos tanto del VANE (S/ 4 541 856,23), con un TIRE de 33%, como del VANF (S/ 4 668 167,87) con un TIRF de 43%.
The study described below has the purpose of determining the technical, economic, financial, market and social viability of the implementation of a granite boards processing plant. Through a market study it was determined that the project will be directed mainly to sectors “A“ and “B“ of Metropolitan Lima. Likewise, a projection of the demand was made for the duration of the project and resulted in an approximate of 102 661granite plates demanded for the fifth year. To determine the location of the plant, a macro and micro localization analysis was carried out using the factor ranking method. This resulted in Lurin (Lima) as the most optimal place due to its proximity to the raw material, target market and to the accessible cost of land. The plant size will be established according to the amount of machines that will be needed to cover the fifth year’s demand, which is the highest, considering that the only limiting factor is the bottleneck of the process (the cutting of plates). In the Project Engineering, the number of machines required to satisfy the demand was determined, the annual production program was carried out and the number of workers with whom the project will count was established. Regarding the financial evaluation of the project, a total investment of S/ 7 296 136,15 was determined, of which 40% will be financed by a bank and 60% with own capital. The annual Income Statements were projected and it is concluded that the project is profitable, based on positive values obtained from both the VANE (S / 4 541 856,23), with a TIRE of 33%, and the VANF (S/ 4 565 520,92) with a TIRF of 42%
