The research under study developed a Reliability-Centered Maintenance Management RCM methodology where the objective was to increase the operational availability of vertical transportation equipment in a shopping center in Metropolitan Lima during the year 2024. The analysis of the problem showed 42% of stops unscheduled, which translated into 407 occurrences, but management expects a value of only 30%, which is equivalent to 122 stops; Likewise, an economic impact of S/ 179,800 soles was determined due to the central problem of the high number of stops. The application of the methodology was carried out in six phases: formation of the implementing team, identifying and defining critical systems, development of the analysis of the mode and effect of failures, development of the RCM sheet, establishing the procedures for maintenance activities and establishing the mechanisms of follow up. Functional validation was achieved through a pilot on the 67NE4077 machine using the RCM system where an increase in availability from 89.3% to 96.6% was achieved during a month of evaluation, due to the increase in MTBF from 24.72 to 57.95 hours., the MTTR was reduced from 2.97 to 2.05 hours and showed that this proposal is operational feasibility. The validation of the economic impact determined a NPV of S/ 23,512.10 soles and an IRR of 10.25%, which indicates profitability. It is concluded that the application of Reliability Centered Maintenance Management (RCM) allows increasing the availability of equipment.
