The real estate sector faces significant challenges in its after-sales process, as evidenced by INDECOPI's 2022 report. The Special Monitoring Center has accumulated more than 500 complaints, indicating a worrying trend towards problems in quality and after-sales service. This situation is reflected in the sanctions imposed by INDECOPI between 2019 and 2022, which affected 1589 suppliers operating in key areas such as Lima Top and Lima Moderna, with fines totaling approximately 21 million soles. One specific case, the Audacity Project, registered 1844 claims, observation lifting times of more than 40 days, generating remediation costs that exceeded S/44,000. However, the research presented below manages to mitigate this problem significantly. The implementation of the BIM 5S Methodology and Gemba Walks reduces the number of claims by more than 25%. In addition, through the use of a Common Data Environment tool, it is possible to cut the remediation time by more than 20 days and reduce the cost by approximately 7%. As an additional preventive measure, the Digital Twin is integrated to address the aforementioned problems. This action seeks to anticipate possible failures in quality and after-sales service, showing a proactive approach to improve the customer experience and the reputation of the real estate sector.
