Currently, most homes are designed and built using traditional methods. However, the construction sector in Peru faces problems such as delays in execution times and cost overruns, which further hinder progress in this area. The lack of alternatives, low quality, and high costs are factors present in current construction methods. This research work implements an industrialization system based on concrete prefabricated elements in social housing of the Mollendo project, Arequipa, aiming to reduce construction times and costs of the structural shell, using the digital tool Synchro. First, it analyzes the cost and execution time parameters of the structural shell of the social housing in the project, using the traditional construction system. Then, it calculates these same parameters using the concrete prefabricated construction system. Finally, it models both options for social housing, using both the traditional construction system and the concrete prefabricated system, to make a cost and time comparison in the Synchro program. In conclusion, in the Mollendo Km 5 project, the house built with the traditional system is executed in 20 days and costs S/ 38,135.58. On the other hand, the house with the prefabricated system is built in 3 days and costs S/ 33,181.41. The comparison between the traditional construction system and the use of concrete prefabricated elements in this project, based on cost and time indicators, shows a clear advantage of the prefabricated system. This system reduces the cost per house by approximately 13% and the construction time by 85%, demonstrating its superiority in efficiency and economy.
