The public sector has works paralyzed for more than 26 billion soles, one of the main causes in which different experts on the subject agree, is the poor quality of the technical files, which leads to observations in the deliverables and inaccurate budgets. Therefore, the implementation of BIM 5D methodology is proposed to improve cost management in the reinforced concrete structural items of the technical file “Improvement of the archival services of the Regional Archive, Manantay - Ucayali district”. An analysis of the current situation of the technical file is carried out in which a traditional method is used and measurement errors, incompatibility of plans and inaccurate costs are verified. As a solution, the BIM 5D methodology is applied, a tool in great boom due to the ease and automation it provides in project management, with which first a 3D model is made with the help of Revit software with a level of detail of LOD greater than 300, which is necessary to be able to transition to the BIM 5D dimension provided by the Presto software through Cost-It. Once the model and the linkage with the BIM 5D is done, it is possible to identify different measurement and design errors, in which, in addition, a direct cost 7.3% lower than the one obtained by the traditional method is obtained. This result, applying the BIM 5D methodology, turns out to be more efficient since human error is reduced at the time of calculating metrics and direct costs; in addition, the methodology is more efficient due to the 18 hours of difference obtained in favor of the BIM 5D with respect to the traditional method.
