The construction sector is growing rapidly and with great projections for the next few years mainly driven by the improvement of financing conditions for the purchase of housing. Because of this, companies dedicated to the design and construction of multi-family housing are seen in the need to mitigate the downtime that may arise during the development of the project and optimize the current processes that they manage. Current processes managed by companies often have a conceptual gap between the design and construction stages, so errors in design documents often affect the execution phase. Currently on the market there are new methodologies that help us to improve the processes. One of them is Building Information Modeling (BIM) which helps us identify the problems that affect the constructability of projects from an early stage through 3D visualization and thus improve the quality of the deliverable, reducing costs and timing. With this in mind, the model of work proposed in the research is based on improving the current process of the studied company through the implementation of a procedure enhancing the use of the BIM Methodology with the application of the principles of Constructability during the pre-construction stage of a multi-family project. In order to improve the level of constructability at the design stage and the reduction of additional work by detecting in time possible outputs not envisaged in the initial budget.
