Currently, the land transportation system plays a very important role in the economic, social and cultural integration of cities. Therefore, the following work presents the research prior to the thesis project where the analysis and understanding of buildings intended to offer services linked to this system is carried out, from the point of view of its functionality and the impact it has on the community. Likewise, this research also consists of spatial understanding through the physical and abstract aspects that Permeable Architecture addresses and how this can positively affect the functionality of a Land Terminal. As a starting point, the topic of typology is addressed, since this determines the main functioning of the building and also the target user. On the other hand, the study of the place where the project will be located is carried out, with San Juan de Miraflores being the chosen area thanks to an in-depth analysis at different scales with the aim that the project benefits the community. Also, a rigorous investigation was carried out on multiple criteria, problems to be solved, objectives to be met, the context to be respected, projects that function as a reference both in typology and emphasis, among others, in order to understand all those concepts that involve to the typology and thus be able to develop a good architectural design for this type of buildings.
