In this last decade, complaints and issues reported by final customers towards real estate agencies have been on the rise. Problems such as low-quality finishes, delays in deliveries, poor customer service, etc., have significantly impacted the construction sector. Therefore, for the development of this thesis, an improvement in the process flow of medium-sized companies in Lima has been proposed in order to enhance delivery times, quality, and procedures. To achieve this, the current situation of the identified problem was initially investigated through literature from Latin America, and subsequently, interviews were conducted with companies in the sector in Lima to understand and identify the common issues that occur here. With this information, the best tools to improve the apartment delivery procedure were analyzed. From these, a preliminary procedure was proposed using Flowcharts to enhance the understanding of the delivery process, the Last Planner System to improve times and planning during the Post-Sales stage, and the Poka-Yoke Traffic Light System to enhance the quality and inspection of apartments before they are handed over to final customers. Finally, through the use of expert validation, it was concluded that the proposed procedure indeed helps in addressing the main issues mentioned.
