Currently, according to the National Institute of Statistics and Informatics, the ceramic sector shows an increase in the value of FOB exports of ceramic or glazed tiles to 76.21%. This type of industry usually has several problems in the control of production, since, in this sector, the handling of large volumes is required to meet a demand, which is constantly growing. Therefore, the analysis of waste and added value of manufacturing activities is of great importance for the fulfillment of the objectives in the industry, and one of them is the availability equipment. Due to this, the present research project is to contribute to the sector with tools and methodologies that allow it to access a high level of competition in its sector and to reduce operating cost overruns. A real case study of one of the leading ceramic tile companies will be analyzed, which has as its main problem the “low availability of equipment“. By observing the ceramic tile company, we were able to collect the necessary data that allowed us to have a critical analysis and to implement maintenance management as the two pillars of TPM, SMED and 5s. The main results allowed us to conclude that the Lean tools implemented can be practical in order to standardize the process and reduce unscheduled stops and set up times.
