Currently, different contracting modalities are present in the construction industry. Among these, construction management is one of these modalities that, when applied in real estate projects, offers significant advantages in terms of financial control, quality, delivery times, flexibility in design and risk reduction. Additionally, it provides a more strategic and collaborative approach to managing construction projects, which can lead to better cost control and savings compared to traditional bidding and construction approaches. In this research, a comparison will be made focused on the cost management of a lump sum budget with a subcontractor budget in a construction management project. Likewise, an informative guide will be created that will give details of the benefits that can be found in construction management and will show the steps to follow for awarding suppliers working with this modality. The development of this research shows an endorsement of testimonies from experts in the field, budgets of projects carried out with this modality, interviews with professionals from companies that provide construction management services and validations of project managers. Next, the development of the research will be shown.
