The current situation in which commercial projects that are delivered in the post-sales stage present a series of problems due to the poor management carried out since they are projects with several changes and very accelerated. Therefore, it is necessary to apply new methodologies such as the application of BIM (Building Information Modeling), in order to have better monitoring of the project by the different stakeholders in which they can interact with an information model and be able to manage it better. way the project. Thus, making the information usable in real time, reducing problem resolution time and improving project quality. Therefore, the application of BIM was carried out for a commercial project located in metropolitan Lima in which the application of the BIM methodology was seen to improve quality management and information management. In order to ensure that the different stakeholders can interact in a more collaborative way and achieve better coordination for collecting observations and being able to solve customer problems or doubts. Additionally, the information can be used to have a better process in the maintenance stage. It is concluded that the application of the technical guide to incorporate the BIM methodology in the company dedicated to construction in the commercial sector would reduce times, expenses, quality, operations and information management of a commercial place in after-sales.
