The problem of education in Peru is due to varied factors, among them it was identified that most of the educational infrastructure in the country is not in the expected conditions. This is due to deficiencies in the Operation and Maintenance (O&M) policy processes in the national schools in Lima. This leads to the fact that the facilities of the educational center have some problems, which affect the quality of life and teaching of the students. For this reason, the present research proposes an improvement of the existing UGEL procedure that integrates the current procedure with the BIM methodology so that the O&M management processes can be executed efficiently. First, the diagnosis of three national schools in Lima was obtained, obtaining the current O&M management procedure and its deficiencies. Then, an analysis of three BIM software’s was made and the one with the best benefits was selected, resulting in the choice of the YouBim software. After that, the improved procedure was developed using an asset management model as a tool. Finally, the improved procedure was implemented through a simulation of two activities and validated by means of an expert judgment resulting in an improvement between the current procedure and the proposed procedure.
