Our current research topic is titled, “Accounting Treatment of Investment Properties in a Real Estate Company in Lima, 2022“. The main problem that arises in the Company is the inadequate treatment of investment properties. For this reason, it is investigated whether the Company has accounting policies aligned with IAS 40. Next, this research is divided into 4 chapters: Chapter I: Presentation of the problematic situation, where the facts that help identify the problem are detailed. Then, in Chapter II: Identification of alternatives for the problematic situation and discussion, the causes and effects that cause the research problem are identified. Finally, Chapter III: Discussion of the chosen alternative and implications of said decision, the analysis of the alternatives proposed for solving the problem is carried out. To address this problem, in this research a company that belongs to the real estate sector has been selected, since they own a greater proportion of real estate assets. The research has a qualitative approach, since information was collected through in-depth interviews and with experts in the field to formulate the problem and develop solutions to the problem. For this reason, we carry out background investigations of cases related to the problem. With the purpose of directing research to solutions for an adequate accounting treatment of IAS 40.
