This research examines lease contracts in the legal systems of the United States and Peru, focusing on macro and microstructural characteristics. The aim is to understand how these legal acts from two different languages and legal systems relate because they belong to the same textual genre. We will identify similarities and differences regarding the organization of content and syntactic patterns. We will also present the linguistic and cultural conventions used in lease agreements, contributing to a better understanding of the relationship between these texts and the discursive communities that generate them. The research is based on the premise that cultural and legal differences between the two countries result in considerable differences in terms of the overall structure and microstructural elements, such as Terminological Unit (TU) and Specialized Phraseological Unit (SPU), in lease contracts. Through contrastive textual analysis, this study proposes to identify and compare the differences and similarities in lease contracts between the Peruvian and American legal systems, highlighting the particularities of each legal system and examining how they influence the drafting and structure of a contract.
