The different facts -national and international- that happened between 2020 and 2021 had a strong negative impact on the real estate sector, especially in the office market. In an uncertain landscape, initially led by the COVID-19 health crisis, accompanied by restrictive measures to contain the spread of the virus, the increase in teleworking, the political uncertainty and the global inflationary pressure, the real estate investment projects are in an alarming situation. Even more so for those developers who are still not sure of allocating their resources to the development of office projects, despite the medium recovery that occurred in 2022. Due to this, this thesis focuses on the preparation of a simple, quick and ‘easy to apply’ guide so that developers can find out about the business opportunities that the contemplation of mixed buildings (homes and offices) can mean under sustainability parameters to obtain international certification and to enjoy the urban benefits granted by the municipality of Miraflores. This would allow the developer to understand that, under the current scenario, it is possible to bet on boutique offices as a profitable real estate product, as long as it is accompanied by the security provided by the housing product, as well as the increase in the maximum buildable area allowed that can be obtained by sustainable design. For the validation of the proposal, three projects from the Miraflores district were selected, which were analyzed and compared their economic results when considered as office projects in their entirety, and when considered as sustainable mixed projects after the implementation of the guide. The results that will be shown at the end of the thesis, on the one hand, aim to promote the development and construction of sustainable buildings, which are considered an example of innovation, efficiency and social responsibility. Despite the fact that they imply higher costs, the thesis demonstrates how municipal incentives manage to offset the additional costs and generate an improvement in the viability of the project. This benefits not only the real estate developer, but also offers the neighborhood a product that improves the quality of public space and the replacement of green areas. On the other hand, the development of mixed-use projects is also promoted, considering them a more inclusive and durable architectural object with a view to urban development.
