The objective of this study was to find out the key success factors of the business model of shopping centers that the public in metropolitan Lima values and that could contribute with a new business model that encourages an influx of people and an increase in the desire to buy in the Commercial Emporium of Gamarra. Due to this purpose, the research approach used was mixed. Qualitative research was carried out to contextualize the topic and semi-structured interviews were applied. In the quantitative approach, a stratified probabilistic sampling of 385 people from a population of 7,283, 679 inhabitants of metropolitan Lima were used among men and women over 18 years of age. The scope was correlational, given that we wanted to know the behavior of one variable with respect to others. The design was not experimental-transversal, since the study was carried out without manipulation of the variables and the data collection was in a single moment. After concluding the study, the general hypothesis was accepted, there being a relationship between the key factors of success and the increase in the desire to buy. Finally, a proposal of value was formulated for the leaders of Gamarra, considering the most associated variables concluded in the research: service factor, internal environment, financial and access and accessibility. This in order to increase the desire to buy in Gamarra, which will work as a mechanism to be more productive and competitive.
