In the field of construction it is very common to find obstacles that prevent the planning of projects due to the uncertainty and lack of reliability that exists. This difficulty has to do with many factors such as lack of materials, occasional accidents, crew performance and delays in the delivery of materials, as well as quality control of the same. In the last decade it has been possible to develop a type of system called Lean Construction proposed by Koskela Lauri, which seeks to increase the value of a work and reduce losses (waste), through the application of special tools. Within the Lean Construction philosophy, both Glend Ballard and Gregory Howell proposed a new planning system called “Last Planner System“, which aims to increase the level of work to ensure planning, in order to reduce planning uncertainty. In the city of Trujillo there is a certain absence of a planning system regarding the construction sector, so we have thought it convenient to make a planning proposal applying Last Planner Methodology parameters in the construction process of the structure items of the Multifamily Housing “Residencial Santa Edelmira“ - Trujillo - Víctor Larco - La Libertad. It is a 9-level house with basement, with 4 apartments per floor, built with a dual system, has a gross built area of 3600 m2 and a gross area per floor of 400 m2. The work is done by the company Prisma Construction SAC. The main sub-contractor, who will be in charge of the structure items, is the master builder with his staff. However, all activities are supervised by the Resident Engineer: Juan Carlos Rengifo Due to the lack of planning, it is not possible to have an optimal fulfillment of the items, since the Resident Engineer is limited to give orders day by day, and shows us a context where there can be causes of extension of terms, restatements, and lack of materials, as well as performance of the crews. In view of this situation, we have thought it convenient to analyze the construction process of the structure items. This analysis will cover everything related to the phase of structures and we will identify the items of grade 60 steel. We will classify the work into productive, contributory and non-contributory work. From this data we will be able to know where the difficulties to do a good job start. Then we will apply the Lean Construction philosophy, specifically Last Planner System principles (project sectoring, activity train, master plan and lookahead), to obtain a general plan where the items to be done are stated, an intermediate plan and weekly plans in order to control the production unit so that we achieve a continuous improvement and there is an increase in productivity. All of them in order to propose an improvement for the planning system of the multi-family housing “Santa Edelmira“. The study took four months to complete. Productive Time (PT) was 48% Contributory Time (CT) 43.5% and Non-Contributory Time (TNC) 8.5%. It has taken Prisma SAC an average of 16 days to build the multi-family housing, while the proposal would have been built in 13 days. Finally, we concluded that the proposed system benefited us in terms of time and cost, thus achieving greater productivity in the construction of multi-family housing.
