The main objective of this research work is to develop the evaluation of performance in the El Parque multifamily building project, integrating last planner system, earned value and forecasts. The type of research was quantitative and descriptive with a non experimental design of the longitudinal trend type, which applies to the first, second and fourth specific objective; and the type of experimental design of the pre-experiment type that applies to our third specific objective. A total of 26 global items were obtained as results for the master plan, which range from preliminary work to the air conditioning specialty. For the determination of the variation of the cost and the schedule, with respect to the line, for the cut-off date in the month of July, the project presents a real cost higher than the planned cost with a differential of S/. 140451.7, likewise presents an accumulated earned value of S/. 589007.76, a cost variation of S/.172826.24 and a schedule variation of S/.32374.54 and a probable completion cost of S/. 1461334.59; which indicates that in general terms the project is being developed in an inefficient manner at the cut-off date. On the other hand, for the forecasts, the Montecarlo simulation and the Crystal Ball simulator were used at a confidence level of 95%; and the impact of the increase in the cost of the items on the utility, the direct cost and the reduction of the utility of the project will be reduced; obtaining that the three cases of the output variables (utility, direct cost and utility reduction), the most sensitive variable is represented by the item of structures with an impact of 50.6% and secondly by the item of architecture and finishes with an impact of 47.2%.
