During the process of a building project, we find different types of incompatibilities between the plans of the different specialties as well as with the technical specifications. These incompatibilities generate a negative impact in the execution stage on the deadlines and costs of the project and this directly affects the quality of the project. In order to reduce these inconveniences, we propose the use of the tools of a methodology that allows us, through the use of three-dimensional models, a better visualization, as well as improves the estimation of materials and compatibility in the first planning stage. Through this methodology we managed to find interferences and incompatibilities and perform a simulation of the construction process. In this thesis we have used the software that specializes in the BIM methodology: Revit and Navisworks, which allowed us to model the different specialties: Architecture, structures, electrical installations and sanitary installations, obtaining as a result 417 incompatibilities and interferences. The project that we chose for the study was: ““Sports services in the AA.HH Cesar Vallejo““, located in Sullana. To finish with the results obtained, a comparison was made with the traditional method whose results give us the conclusion that the tools of the BIM methodology optimize the design process in construction, promote good construction practice and allow us to carry out the project. be of better quality and optimization of costs and time as it allows better control and identification of anticipated errors, using virtual modeling that allows us to look for solutions in advance to apply them in the execution. This allows for no delays in deadlines, thus the contractor increases its efficiency in production and quality in construction.
