In the present research, it was carried out applying the BIM methodology to obtain the 3D BIM model and the 4D planning using the Revit and Navisworks software, both in the 2019 version, applying this methodology. And since the project plans were incomplete, that caused a series of interferences. The design information, not being clear and precise, caused errors to occur at the time of modeling due to the fact that the 2D plans were not synchronized between the different specialties, resulting in failures in the costs and duration of the project. With the changes in the methodologies that we have today, there are ways of working that we can use through the criteria obtained by experience which can allow us to optimize the costs of work and tasks re-done on site, one of these methodologies is the Last Planner that with the optimized 3D model when applied with Lean (time), plus the synchronization with Navisworks for the planning and simulation of the construction process of the project, we can conclude that 4D planning allows us to achieve a more efficient control in the management of the project. BIM project. By having the virtual construction of the project (pre construction), we generate interferences in design stages before its execution that in the traditional system using 2D CAD projects could not be achieved, also with lean planning based on sectorization we obtain a project more organized avoiding failures in the execution and design stage, as a final result the BIM Model will be contrasted with the LEAN Model and the information will be managed in order to obtain the 4D Simulation of the Project in question
