The real estate and construction sector in Peru faces significant challenges in project deliveries, which leads to delays that trigger additional expenses to the budget. This is due to changes in the definition of the project scope, errors in cost estimation in the definition stage, fluctuations in market prices, external factors of the macroenvironment, low degree of cost control and, low collaboration between all stakeholders. involved throughout the project life cycle. The main objective of this research was to develop a proposal to improve the Earned Value methodology and its result indicators (S Curve), for this, what was proposed by the PMI was strengthened using LEAN and VDC tools. The incorporation of these philosophies made it possible to control the root causes of cost deviation, which contributed to an improvement in execution and management, allowing the development of good practices and initiating a cycle of continuous improvement for other projects. The proposal presents a flow chart of all the phases of the project because a greater impact is generated if costs are controlled in the definition and design stages, for this, the management of Target Value Design (TVD) was used, which with its organization and operating system seeks to be below or equal to the project's target cost (TC), the supply and assembly stage proposes a logistical development of resource definition, and monitoring through control reports, to subsequently develop a value table optimized cattle with their respective process indicators that do control the root causes of cost deviation. Finally, to consolidate the above, the table of value gained from a real estate project in the city of Trujillo is shown with a cut-off at the end of March that coincides with the milestone of the end of the porch together with its process indicators SPImo, CPimo, CPImat, CPIeq
