In the present research work, it is shown how a family from Socioeconomic Level C can access the acquisition of a home that suits their physical needs, in addition that it is accessible to the capacity of payment that this sector has. With the aforementioned, we began to work on the proposal of a Project (Study Project) in order to show an optimal product for this sector, the type of department that this sector needs was proposed, the cost of the product accessible to the socioeconomic sector C and the form of financing; it was observed that at present a large percentage of the population of this sector does not qualify to obtain a mortgage loan, which hinders and decreases the sales speed of the departments and therefore the sale deadlines extend generating higher costs to the project. That is why a financial analysis had to be carried out according to the sales speed of the departments that the current market offers, generating as a result the actual cash flows of the proposed project. As a result of the VAN Economic Study Project of S /. -4’184,936 and the Economic IRR is 1.54% and a Financial NPV of S /. -2’448,981 and a Financial IRR of 3.13% ; so it is observed that this project is not profitable given that the COK expected by investors is 14% profitability.
