Over the last decades, the country has experimented a rapid growth of the elderly population, warning that in 2015 there were a total of 3’011,050 people over 60 years old, with a projection of 8.7 millions for 2050. There are 963,353 elders only in Metropolitan Lima, being the zone 7 of Metropolitan Lima (districts of La Molina, Miraflores, San Borja, San Isidro and Santiago de Surco), the second zone with more people of this age group. The elderly population of zone 7 of Metropolitan Lima is 135,005; nevertheless, the health care center’s supply for elderly people is limited; finding only 3 health care centers for elderly people (CEAPAM in Spanish) which are formal and accredited by the Ministry of Women’s Affairs and Vulnerable Populations (MIMP in Spanish, 2018). In accordance to the increase of the elderly population, and the necessity of many families with limitations for taking care of their elderly members, along with the lack of specialized health care centers and the enactment of a regulation that protects their rights, we identify the necessity of creating a service of specialized and integral care service for the geriatric population, which would lead the market and give the elder a healthy aging and quality of life, improving the evolution of their diseases. By identifying the need, we propose to develop the integral care service for elderly people “Geriatric Residence”, based on an edification in La Molina district, with an innovative design that also will be optimal for the elder performance, providing physical and mental wellness; being our value proposal to relieve the family from the overwhelm that it implies; the physical, mental and emotional draining for the family member who takes care of them (informal caregiver); as the lack of trust of hiring and integrating someone “unknown” to the family circle; providing calm by relying on a customized, integral, specialized and quality care. Our primary target market are mainly the 540 elders’ children from A and B socio-economic levels, from La Molina and Surco districts, which represent 58.9% of PAM from zone 7 of Metropolitan Lima. The target market we pretend to attract in the first year, is 29 residents for the first year, 34 for the third year, 38 for the fifth year and 42 by year 10, wherewith we would obtain 100% of our operational capacity. Our business strategy will be based in the Approach, since the care we will bring is oriented to a specific segment of the market and in a specific geographical area (zone 7 of Metropolitan Lima, SEL A and B), but ensuring the differentiation, with the purpose of being acknowledged by our high quality services, a facility designed and implemented exclusively to provide services of geriatric care and health care and highly trained and qualified administrative staff. We will develope an agressive marketing plan in which we will include the promotion from our website, social networks, visits to potential costumers and through the Geriatric Residence, promoting guided visits. Likewise, we will make strategic alliances with training centers for professional elderly caregivers, geriatricians, clinics located near our target market area, supporting medical services suppliers: clinical laboratory, diagnostic screening, drugstore chains and prehospital care suppliers (ambulances); with the purpose of showing an integral care. Our services include individualized care 24 hours a day, by multidisciplinary intervention, being our central processes related to specialized care by the geriatrician, nursing and auxiliary staff, the development of physical therapies, psychological attention, customized nutritional plans and leisure activities according to the residents preferences; working with 28 professionals, administratives and assistencial, from the beginning of the operations, for any attention of necessary urgency/emergency. We will offer 3 service plans, one targeted to dependent elders, semi-dependent elders, and a daycare center; with monthly fees of S/ 4,700.00, S/ 5,200.00 and S/ 1,700.00, respectively. The initial investment of the project amounts to S/ 3’117,178.75, financed with 73% of debt and 27% of capital injection; being the main investment, the construction of the geriatric residence that will provide integral care services, the purchase of equipment and the costs of the business operation. According to the economic financial evaluation, we establish a FNPV of S/ 1’225,428.57 that shows the project viability analized in 10 years, and a FIRR of 50.95%, which suggests the sustainability and profitability of the project.
